Someone has responded to your ad. Before an estimator drives out, you still need to know which building it is, what needs attention and who can arrange access.
Make the ad about work you want to quote
A warehouse leak, a planned replacement and routine maintenance need different messages. Pick one. Show relevant commercial work and name the service area. “Need a new roof?” leaves too much room for residential enquiries.
Use a next step your team actually offers. Do not advertise an emergency response time or free inspection unless you can deliver it.
Let the form sort the basics
- Building: commercial property and address.
- Role: owner, property manager, facilities contact or someone else.
- Need: a current problem, maintenance or future work.
- Contact: how and when to reach them.
If roof size matters, allow “not sure.” A forced guess does not help your estimator. Confirm the details in the first conversation.

Judge the cost of an inspection, too
Add the agency fee and ad spend, then divide by attended inspections for the same set of enquiries. That tells you something a cheap form-fill cost cannot. Keep quotes and won jobs in view as those opportunities progress.
